I tend to just leave a piece of paper with where to send the rent check to...however some K Cups & Clorox Wipes would be a nice addition!

Muks M. Of course you don't want a property with negative cash-flow! The goal should be to find deals that maximize ROI and check the right boxes for your goals, most of the time if you know your market well enough you should be able to find properties that exceed the '1% Rule'. If in your market you cannot find properties that provide positive cashflow after the primary expenses, clearly you need to look into other markets. Just forget forget some generic rule and look at the bigger picture and efficient strategies :)

simplest answer to your issue... You can know every statistic, fancy book terminology, whatever CORC, CCO, OKREL, f, etc, means, but...that isn't worth anything if you arn't cashing checks every month from it.

The best thing you can do is find someone who is doing well at Wholesaling, follow them, be an intern, learn from them, stuff their envelopes, get their dry cleaning, do whatever you need to do to learn and be patient.

I definitely do not recommend the route of buying a house to live in and in the mean time renovate it with the intention on flipping it, that will be a nightmare. 

Honestly, if investing is your goal, rent a nice house and use your funds to buy a multi family. 

Rent the house you live in...and earn on the houses you buy!

Follow the market, not some rule that was written in a book.

That private lender you first mentioned is the 100% no brainer route to go!
