Newbie here. Was wondering if anyone in the Charlotte area could (a) refer me to a good real estate closing attorney and (b) estimate closing costs on NC deals, if possible.

Making an offer soon on a local property and just want to know what I am up against.

First deal this week. However, I am having an individual help fund the deal. It will be purchased in my LLC 's name. Quick question. Is there a contract/agreement between the two of us that we should enter into to protect our respective interests? If someone had a template that they would be willing to share, that would be ideal. Any help appreciated!

First deal this week! Quick question. I am doing this deal with another individual who is putting up half of the money. Is there a standard contract/agreement that he and I can enter into to protect our individual interests? If anyone has a template, that would be great.

Did some direct mailings. Have a prospect who is absentee landlord, has owned residence since 1972, currently owes approx. $58K, according to her. Zillow estimate value is 98K. Drove by property last night and estimate repairs at $15000. Comps in the area average approx. $110, 000. I plan on wholesaling this deal but would like some advice regarding the offer I should make. I think my initial offer should be somewhere around $70K. I would like to make approx. $5K. Am I doing this correctly?

Sorry for the fundamental questions, just getting started.

Rick,

New to the game so any advice you offer would never be seen as an insult. I'm an open book and eager to learn all ways of making this work. Direct mail seems to be the way to start, perhaps I am wrong. Also, not starving but the legal profession is certainly not what I believed it would be a number of years ago. Frustration is a word that would adequately describe me at this point. But, optimistic that maybe the career change is exactly what is needed.

Hi. My name is Chris and I am new in the real estate investing game. I have been practicing law for the last 18+ years and now looking for a career change. I am hoping to find someone in the Charlotte, NC area who could answer a few simple questions about direct mail, lead generation, and the best way to get started. Does anyone have a good place to start looking or can anyone refer me directly to a real estate professional in the area?
