Post: Unemployment count as income

I ran into this same problem today. Both of them were on unemployment now and made plenty to qualify for the rent but my quandary was whether I could disqualify them because of the “type” of income they had. Is it even considered income? I know you can’t discriminate on the type but this was the most extreme example I’ve seen. In 3 months I know they wouldn’t be able to pay me. Regardless, they had an aggressive breed dog so they were disqualified because I’d that.

@Eric Doerr I think it depends upon what state you live in. Most states I think consider mobile homes in the same classification as an automobile. So does a bank hold title to the car until the note is paid off? I would check with an attorney.

I’d love to know too because I’d consider seller financing on mobile homes.

I used to use zillow and craigslist, but most everything came from zillow.  I don't know what happened over this past month, but they started charging and my contacts from them have gone way down.  I'm hardly getting anything from them anymore.  Their platform has also become incredibly cumbersome to use.  The website and also their renter website and also hotpads and trulia do not communicate well to each other.  I just posted last night and it opened the new property but none of the pictures or descriptions transferred over.  It's really disappointing.  Since they started charging it's like it got worse.  Now I can't get into trulia or hotpads to edit the listings either.

Volunteer at Habitat for Humanity.

Get a job at Home Depot.

Offer to work for minimum wage for various subcontractors.

This is a completely unrealistic expectation by them.  I live in Florida and HVAC systems won't go that low unless it's winter.  Tell them if they don't like it they can move and should because they're going to end up blowing your compressor.  Getting a new system isn't going to help.  

It's funny you mention this because I actually now ask where prospective tenants like their AC temp set at for this very reason.  When they over stress it like this, it's not good.  If they tell me they like it 75 and above that's fine.

Being on BP podcast doesn’t make you legit. Case in point, Clayton Morris has been interviewed as well.

I haven’t read his PPM but if he’s leveraging up 90% that’s a bad sign.

Light beige (satin for main walls, semi-glossy for bathrooms) from Sherwin Williams.  If you have a company, ask them to speak to a rep in order to setup an account.  Buy a 5 gallon bucket, one at a time and get the best pricing.  Easy peasy.  

Light gray has become popular.  I might look into moving all of them to that color eventually and if I was starting this process, I would use a light gray as well.

Thankfully Florida is very landlord friendly in that regard. Depending upon dates and if they challenge it we can get somebody out in 3-4 weeks.
