Sam, let me know if you find 100% financing I will do all of my deals through that lender also!  I am kind of kidding but any kind of professinal lender (not uncle joe, or cousin sally) will want you to have some skin in the game.  Reach out if you would like to discuss more.  Best of luck!

Charlie and group!  I am sorry that I cannot attent this Sunday's event but will be there next month!  I also wanted to invite you all to a networking / meet up event that I am hosting on Thursday 1/24 at the Raynham Stoneforge.  I have the events posted on BP but you can email me and I can send them to you.  It will be great as we have lots of our borrowers, RE investors, attorneys, Bankers, contractors etc coming and we will be going over what we see and recoomend for 2019.  Lots of deals and money/financing conversations!  let me know if interested [email protected]

Ernest I agree finding a dependable capital source is goal #1!  Checkus out, we are local out of Raynham and our borrowers put less than 20% down on each deal, more often than not is is 10-15%.  message me for more info and good luck in 2019

Chan, we don't do seconds but provide Hard money loans to borrowers in your area quite frequently.  Message me if you would like to discuss in more detail.   Of course traditional bank money is and will most likely be your least expensive option but at some point in every investor's career access to dependable capital far trumps getting "the cheapest cost" of money.  Best wishes in 2019.

Roger, anyone can find a deal, it takes a savvy investor/ owner operator to find a model that works, all of the components and pieces and then replicate it over and over again. That is what I did. My biz parnter and I started with one 2 family in Brockton and with the help of great financing partners, banks, HML's, private lenders etc we replicated the model into 500+ hold units, over 200 flips and now we own and operate a HML company. The key is to have good financing partners and access to capital so you can replicate and execute your plan. We would buy buildings hard money, stabilize them and then refiance out with a traditional bank once the building was stable, rented and cash flowing. guys I just saw this post for some reason now... I am hosting a "south shore / south coast" RE investor meet up in January at the Raynham Stoneforge.  Very informal, over drinks and aps.  I would love to see you guys there and discuss how we can help eachother.  I recently funded a deal for Aaron and his biz partner and I think Aaron was very pleased.  Keep Jan 24 open its a Thursday
