I have a triplex that I have a hard money loan on. I’m having a hard time refinance due to credit . Are there any options out there , to refinance without credit being a factor.  If not I guess it’s time to sell

@Kyle Hern Pittsburgh is also a great as the property values are not nearly as high as Texas or Florida, and the market is very very strong. I’ve been doing research and majority of states have the same/similar eviction process and time line minimum 30 days.
@Danielle N. Hi Danielle I’m a private lender and also a investor so I understand both sides pretty well. If you go conventional lending then you are definitely going to want to get your home first. However you can go private especially for the investment deal your dti really won’t affect to much. Private loans aka asset based loans are mainly about the property not about you. @Charles Robinson Jr definitely look into bandit signs and yellow letter marketing ,door to door is also great, the key is to get it under contract then sell/reassign the contract to someone like me .
