When first starting out do you need a firm understanding of basic accounting or is general high school math acceptable to run your business.

Hey Donnie, While you could invest in Condos I would look towards trying to make a duplex or another multi-family property work first. The HOA fees and other restrictions of what you can or cannot do to the property can restrict you on your cash flow and ROI. Just keep grinding and running the numbers and you'll find a deal that works for you.

I am currently reading Bigger Pockets Managing Rental Properties and they talk about tenants who know the system but they don't go in depth how to screen them out. What are some obvious signs or give away a these people do?

Hey everyone my name is Chris. I have known about bigger pockets for about three years but my whole life changed two years ago when I read the book "Rich Dad Poor Dad". That book changed my life for the better and made me realize that I was a slave to a paycheck. Since then I have become more serious about my financial future and created an account with bigger pockets to follow the podcasts and great advice distributed here. I have bought several Bigger pockets books along with other financially beneficial books and this year I will be doing my first house hack. I am joking when I say there are no deals in SoCal there certainly is, it's just I haven't found one myself. My goal is to start forming a network to help build a real estate portfolio that is large enough that I can show family and friends "This stuff works just look at what I have done" so that they do can educate themselves and then too free themselves from the slavery of a paycheck job.
