Quote from @Pablo Ottenwalder Jr.:

Hi Chris, I specialize in multi-family in the Springfield area and I also do property management. Rents are steadily increasing, especially through subsidies. Right now a two Bedroom rents for $1200 - three 3 bedroom $1400 - and four bedroom $1600. Cash flow is still good even with 100k per unit price points. I think the most difficult part for investors is getting good tenants. I believe landlords get in trouble because the demand for apartments is so high they don't properly vet the tenant. I did an open house for a 2 bedroom and 50 people showed up. About 70% applied and out of those people just 5 met my criteria. It's a lot of work but there's definitely good tenants out there.

Hi Pablo,

Clearly, there is opportunity for both slowly steady cashflow and appreciation as it has potential to follow same steps nearby towns in the area and actually overlooked by other people. My other properties in other tenants have increased a ton in price and rents as well, but I want to diversify my portfolio in other towns get my A team on the ground to help explore those new areas and find potential good deals that will make sense. Can we connect to have some kind of interaction and go from there? Very important to have close contact with people familiar with the area.

I own several residential multi families and I will soon have to get more properties through commercial lending, what's the best advice in how to restructure residential properties for example under an LLC altogether to get non commercial lending?

I own several multi families in Quincy and Fitchburg Massachusetts and investing in real estate for the last 6 years and I've been thinking about investing in Springfield and Worcester, but primarily in Springfield as properties are not there that expensive, but lower rents for sure for cash flow and I feel like it will appreciate overtime as it has happened to all the areas around so far. It is just a matter of time before it goes more expensive than now. I am trying to get a critical and simple opinion from experts that invested in that area? experience with cash flow? appreciation? tenants? Everyone in investing in Worcester now so I don't want to go with crowd is heading instead of locations where there is less "noise", but investing wisely as I've done so far.

Any advice?
