 I find it difficult because I can only work with clients in the evening, and I sometimes have to rush out of my day job which doesn't thrill my bosses. I've taken personal days to show, but it's not preferable because I need to give more advanced notice.

Hi Josh, 

I'm in a similar boat, I got my RE license back in April, and have been doing part time RE while working my full time accounting job. I've done some deals, but overall I find it difficult to switch from one role to the other. I have a hard time making and taking calls during the working hours as I am still in the head space of accounting at that time. I've also found that it's hard to spend the time marketing myself properly, and I felt like I was doing two jobs in a mediocre way. I'm also considering making the jump so I'd also like to hear what others have done. I've thought about Park Manor, but I've never really been around there, and it seemed even more block by block. I'd be interested to compare notes!

Hi all, 

I've been looking into purchasing a 6 flat in the east part of Chatham and possibly Avalon park. The area seems block by block but nice and stable in general with lots of block clubs. My search is focused south of 79th and east of King and into Avalon Park. I'm interested because there appears to be a sense of community, and even the more dense blocks with lots of large apartment buildings seem well taken care of, also proximity to the expressway and Metra. 

Being that I am not from the area, and I live on the NW side, I'd like to find a property manager that knows and had a connection to the area. If anyone can recommend a PM they like or has any comments or insight on the area I'd greatly appreciate it!

Hi Anthony, 

I have not, I mostly look for 2-4 flats because if I decide I don't want to do Airbnb anymore I can just rent to regular tenants. An in law suite would be a good option for Airbnb if you don't want to go with a multi unit because you can give guests a personal experience, and if you don't like them, they're not long term. I really did enjoy doing Airbnb, I met a lot of fun and interesting people. I actually ended up meeting up with a former guest while I was traveling and he showed me around his city!

Hi Joe, Congratulations on your purchase! We're nearly neighbors.

My rental unit is a 4 bedroom, my tenant lives in one bedroom and rents out the other three bedrooms to airbnb guests, so he ends up living for free (while paying my mortgage). I like this situation because I have less people using the common backyard, and I still get to meet people from all over the world under my roof, but I don't have to actually worry about the airbnb.

I actually have rented my unit via Airbnb for 14 months, and currently rent to a tenant that subsidizes his rent with Airbnb. Airbnb was truly a great experience and offered higher than market rents. I've never been, but I've been told by a few people to checkout the Habitat for Humanity at Pulaski and Peterson for inexpensive building materials and appliances.

Oak Park is great, walkable and safe, but would be a pain to travel up to Libertyville. I would also consider Logan Square, Avondale, Irving Park, and Portage Park, they're all close to the highway, and you can get to nightlife via public transport. You can take surface roads or bike to Oak Park pretty easily from Logan or Avondale if desired.
