Uche Njoku thanks. I’m working on building a team. Thought I had a good  private lender lined up but I’ve sent them some deals I wanted to make offers on and they haven’t been good with getting back to me soon rather they would do the deal if my offer got accepted. One has been over a week. So I made the offer based on a local bank I’m using as well waiting to hear back on the offer. In the mean time I’m looking for another private lender to work with. If you have any suggestions that would be great. Thanks

Thanks Brian C and Mark Reed for the advice. I’ve got a lot to learning to do but any and all advice is great. I try and educate myself more and more daily. I’ve made a few offers but no deals yet. Hopefully I get lucky and get one soon. I’ll keep at it until I do. Till then I’ll read the forums on here and continue soak up any advice people like y’all or anyone can give me. Thanks Chris

Hi all, 

I'm new to real estate investing. I'm currently looking for a property to buy and flip in the Fredericksburg VA area. While going through this process I'm learning some. Been reading and watching as much as I can about investing in my spare time. Would like to connect with some locals that are in the business. BP has been the best site I have came across that isn't trying to sell you some crazy mentor program. If you have any advice for a newbie I'd love to hear it or if your local I'd like to talk.
