Thank you guys, you gave me a lot of good ideas. Had no idea that greige was even an option. Since this is C+ property and the tiles are in good condition I don't want to replace it.

Hey Guys,

I just bought my first house and I want with a 4 plex so this will be my first rehab. I want to use same paint color through the house. I’m planning to paint the cabinets gray (pictured below) and walls lighter gray as well but I do how a tile floor and didn’t want the place to look bad. Trim and doors will be painted white.

Below is my current kitchen, so my biggest concern is that it will look odd between gray cabinets/walls and the tiles floor. 

What do you think?

Hi Chingju,

I've been looking for multi-family property (4plex) in Las Vegas are for about 2 months now. From what I have seen in big apartment complexes are very popular here, and smaller multi-family properties tend to be older. I've seen a lot of houses from 1960-1983, the newest I've seen was from 1993 and they tend to be in the rougher neighborhoods. Are you looking for a turn-key property or are you going to do a BRRRR?

Hello everyone. I’m new to Bigger Pockets and real estate investing and I need some help. I would like to buy some properties preferably in the per-foreclosure stage I have good credit but I would prefer to use seller financing for it. How should I go about buying the property?

1. I have few leads where the properties are in the per-foreclosure stage

2. What would be the best way to approach the seller?

3. What paper work is required to complete this process (Deed transfer)?

4. Who would be able to help me with filling the paper work (Title company or do I need real estate lawyer)?

5. How to setup seller financing (paying mortgage directly to the bank instead to the seller)?

6. I’m I missing something?
