It's really tough to do if it's not metered. I don't mind water because it's generally pretty fixed. I also think as a consumer I like rent of $1,050/month with water included more than $1,000/month and water is extra. Kind of like how when something ships free, psychologically it seems cheaper even if the shipping cost is built in.

Someone already said this, but the biggest concern is that it's set to 50 and only cooling to 69 degrees. Sounds like you already have an issue with your unit. It was probably set so low because it wasn't cooling properly when properly set. I would get your AC looked at!

@Shane H. Learn a lesson and move on. Some people suck. Once you get burned you’ll learn that while you can certainly still give people chances, you’ll start dropping the hammer a bit sooner as to not let yourself get in this situation again.

Should be able to in terms of your mortgage. Like the post above states, it would be more up to the city ordinance on it. 99% of the time even if there was an ordinance you’d never get called on it unless there was constant noise, etc.

Easy 5 step plan: 1) Get a heloc for at least $50,000 2) Buy a distressed property in a nice neighborhood with the heloc 3) BRRRR the property. 4) Talk to a lender about cross collateralizing properties for your next flip. 5) Put together a team of mercenaries and take the White House by force.

I wouldn’t say there’s a set number. There’s a cost to working a 9-5 that is taking away from doing something that can eventually make you a lot more money and more importantly not drain your energy. I quit my 9-5 to 7 years ago with my wife having gone back to school to get into real estate. There’s more steady income in being an actual realtor, but there certainly wasn’t at the beginning. Wouldn’t trade a tough couple of financial years for a steady 9-5 paycheck though!

Hey everyone - I’m newer to the forums but a long time podcast listener here in Iowa. I’m a realtor, and was talking to a former client today who moved to Austin,TX and works for a Real Estate startup called Opcity. Just started looking into them a bit tonight. Maybe there’s tons of companies out there like this already, but their model (based on their site) looks like no up front lead cost, vetted warm leads sent to you via phone call. They take 35% when you close. Don’t exactly love giving away a chunk that large, but I’ve been abnormally slow lately so I was thinking of giving them a shot. I probably will regardless since it’s free, but just wondering if anyone has used them and what the lead quality has been like? Thanks a lot!
