I'd also wonder what the costs were estimated to install things like insulation, kitchenette, removing/adding doors, etc would cost and how fast you could make up the initial investment in rents.

Then of course you'd have to consider if your family will be able to handle giving up the storage space LOL

If your concern is cash flow only, I'd do it for sure and have thought of doing it myself. I have heard that exchanging the garage for a bedroom or a separate unit can effect your appreciation though.

I guess the first question that comes to mind is: What is your industry? Orlando is dominated by the entertainment and healthcare industries. You may also not command as high a salary in FL as you would in Denver, NYC, LA, etc. If you like the water, Tampa may be better suited for you.

You may even want to consider renting until you get a steady stream of income, as banks will not be as ready to give you a mortgage without a solid job. My advice would be to come, get set up, then consider buying property. Or get jobs before you arrive.

Bump - I'm also interested and in a similar situation, but only interested in the least cost options. Not interested in any training.

I am a new investor eager to get started - however, all deals I have looked at through 2 different "investor friendly" real estate agents were basically junk when comparing them to what I've learned and different calculators. In addition, these agents were super pushy and used ageism to try to make a sale on me without giving me the time I need to run the numbers. My experience with these agents made me feel like they were in it for building relationships with other agents rather than working for me.

I've gotten discouraged using an agent and would prefer to be my own agent. I am currently located in the Orlando area. Does anyone have a good recommendation of a reputable course/certification combo? I would actually prefer to take the class online if possible, due to my full time job and the challenges of driving in a tourist dense area.

Hello folks - I found a rare townhome (3br 2.5ba) that has an additional 1br unit (Kitchen, stove, fridge, living room, etc) above the garage with separate entry. I plan on renting the townhome and the garage unit separately. I have read the HOA rules and there is nothing that says I can't do this - although I may look into joining the HOA board to solidify my plans :)

Currently, the separate unit is not on it's own metered system. It also currently shares the same address as the townhome. I would like to separate both to make it a true separate unit. Has anyone had any experience doing something like this?
