I'm an inveestor new to the area.  I arrived from Iowa where I liquidated my properties in 2022.  After settling in I'm ready to start investing in Utah properties and add value to the community where I can.  

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $33,415
Sale price: $82,500

Fannie Mae House purchased with a construction loan to make imporvements and rented until sold in 2022.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $41,725
Cash invested: $4,500
Sale price: $82,500

Buy & Hold. Bought on contract/took over payments until financed with mortgage. Sold during move in 2022.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $45,000
Cash invested: $5,000
Sale price: $60,000

Buy & Hold first investment proprty. Rented well until it was time to sell in 2022.

@Mike Young Welcome to BP.  I am in Cedar Rapids, turning over those old homes you are talking about.  We live in one that was flipped before we took it.  Lots of character you don't find anymore.  Good luck.

@David Chwaszczewski Good question.  @Account Closed about the tenant lying, especially starting the relationship which would be a horrible precedent, I used personal judgement to override this and it has worked out so far.  

On the property I am showing now, I would actually more readily accept pets since the condition isn't so great, especially flooring and trim compared to the other properties I have.  I hear what others are saying about the bonuses, so I guess my point is, there are always exceptions.  I haven't explored it though, except by accident.

I'm sure no one has ever had this happen.  I got through showing the property and hand the prospective tenants their rental app, and she looks at me and says, "oh, there's no pets?  I have a cat."  

Ugh.
