I live outside Arizona and own rental in Arizona.

After frustrating experience with property management companies, I plan to create an LLC for property management? Can I create this LLC under my spouse?

Trying to protect myself from trouble-some tenant litigations (potential).

How do you folks track various expenses (furnishing, food, payroll, local & air transportation, referral fee, licensing fee, repairs/renovation etc.)?Do you link business credit card (or bank account) to QuickBooks? How to track cash expenses (like groceries)? Need expense tracking for taxes and self analysis.

Tenant called me saying water is leaking from bathroom upstairs to living room downstairs because there was water leakage and accuses me plumbing is old (well, house is only 20 years old).

I had multiple problems with this tenant in the past.  Want to take her to the court, get the damages and terminate the lease. Need a reference to a local lawyer.

I was in your situation few months back. I was on cozy and got migrated to apartments.com

I listed my house on both, but got good response on zillow (and free ad on apartments.com got close to zero response, while I got about 1000 views and 40 emails in 2 weeks on zillow).

But all my payments and lease signing, I opted to go with apartments.com because their customer support was really good (I called them thrice and they navigated me through tenant on-boarding). I also maintain my expense records on apartments.com - overall I liked it

I plan to use both zillow (for listing) and apartments.com (for tenant engagement), in future
