Ok I'll look into costs of things and see if I can connect with contractor's in the area and if she would be willing to put any money into it 

I also think that the cement around the pool needs to be replaced. 

Her ex pressure washed it and the inspector said because of that shingles are loose and needs to be replaced. 

The house needs a new roof. The pool needs to be refinished. The back yard needs the deck replaced and some sprucing up. But the kitchen needs minimal work and then a little work like flooring and things. 

She said they had it listed at 270k and almost sold it for 265k. So it sounds like it just needs someone to market it better and decide what needs fixing. 

Hey guy and gals, I am looking to gather some information on market value for homes in my area. I have looked on realtor.com but am still having a hard time figuring out what to use when analyzing a deal. Any advice?
