What do you say to those in your area of interest when you're door knocking or just talking to people outside in the neighborhood?

Hello, new investor here. I'm preparing to wholesale real estate in the Central Florida area. I'm wondering if I could get any advice on the best neighbourhoods to look for in this area? Ideally, I'd like to isolate a neighbourhood, learn what the houses in the area sell for, and door knock. If anyone has any advice, I'd love to hear it. 

P.S. I'm also looking for a consultant to communicate with and help prepare me for this process. If you can do it, please let me know!
