Shop around, though if it is like it is around here (CT) most prices will all be very similar so generally you go with a place of convienence unless you have a certain supplier you generally deal with.  Depending how much you need also can make the price the vary, or if you want it delivered.  What is the purpose of the gravel and what size do you need?  If you just call up a supplier and ask how much for a load of gravel they will give you about 15 prices.  All things to figure out before calling.

I heard on the radio that June meeting for the Fed isn't expected to bring a rate hike nor is the July meeting, but after that all bets are off.

First off, NEVER use the term "trailer park" it has a certain stigma that scares people, call them mobile home parks or RV parks.

Have you considered a campground?  You could do a campground and designate a certain area for banquets/parties.  Have to do some research on the area see what the area is lacking in terms of land use.

Keep an open mind and think outside the box. 

@Nephtalie Pierre Good luck with everything, anymore questions feel free to ask.  Also if you do not have a handyman start looking for one you can work with and trust.  Start building that team!  They are a valuable piece of the puzzle.

BTW is this property for your primary residence or an investment/rental?

Toilet leaks do reek havoc if gone unfixed or unnoticed but generally a halfway decent contractor would fix/stop the leak before replacing the floor.  The biggest red flag for me is the fact the woman there said something else was causing a leak and gave specifics of the cause and it fits the damage and time frame.  Another red flag is your friend and the lady were discussing the original builder whom they both had similar and negative experiences with, seems to me the original builder is a HACK.  

Definitely do not ever hire him for any future work.  Be sure to do your due diligence before purchasing this property, if you can't get it for the right price walk away the headaches down the road will not be worth it.

It certainly can't hurt, you may have to pay for a service call which the cost varies by contractor but a little spent now can save a ton of headaches later on.

Most contractors around here for something like that would charge a 1 hour labor fee.  Some will even offer it as a free estimate, but seen as you don't own the home yet they may be hesitant to do so as there'd be a chance you don't purchase the home and then they've wasted their time and will get no business out of it, so I wouldn't expect that.  

This is where a good handyman would come in handy, you could take them with you and just have them take a look.  

Another option is be sure to notify the inspector there was a problem before that was supposed to be fixed already so they know to pay special attention to it.

Personally I always take my HIC with me to check properties.

That is $65 a sqft, definitely sounds like foundation and framing only, but it would definitely be worth further inquiring with the contractor.  Not sure what the area is you're in or the avg price per sqft

@Bradley​ Lobo Like Bruce said, you do not want to mention a budget unless you want that to be the bid, "Okay, you said your budget for the project is $15,000.00, well good news is after crunching all the numbers the bid comes in right at $15,000.00" that will happen 11 times out of 10.

@Kyle Nigro Yes I would definitely seek legal advice, someone on here that is an attorney may be able to guide you better but even without seeing the contract it may be tough.
