Arv - difficult to compute . Other Homes in area are not as nice and are the address and prices for homes are difficult to find. Contract based on appraisal of home which is 71k

Marketing with social media outlets . Facebook , Instagram , and a repost of the property on Craigslist.  

Appraisals mean nothing

What do you mean "if owner wanted 500-1000".  Your thought should be what does an investor want to pay for repairs

You need it under contract for <$20k to sell. I would move on

Find seller -> research market price -> get under contract at <50% of market price -> market on craigslist -> assign for $5k more -> profit

He could get your letter and trash it

@MichaelQuarles yes if the deal was a slam dunk I would go after it and try to buy it .. But most of my leads are houses at market value, that I'm not interested, which need to be listed

It's not a bait and switch and all .. Saying I sell houses implies I'm a realtor and want to list it

Saying that your intentions are to 100% buy THEIR house and mailing to 300 people is very misleading IMO ..

@MichaelQuarles thanks for the input .. but the 3 letters I got through all mention buying the house, which is specifically what i'm not trying to do .. and I don't want to start a lead off with false promise.  I'd rather have 20 leads that know what i'm trying to do .. vs 100 that may not.  Also no offense but a bunch of your letters seem like novels .. in 2015 we all have ADD!

@Kyle J. great input.  Probably spoke too soon with the "chump" part .. and you're very right I could piss off a ton of people so good call.  But I do want to start the letter off by catching their eye .. so i'm thinking:

"Dear seller, 

There could be a ton of reasons for why your house didn't sell .. but WHO CARES!!"

I'm looking to start a direct mail campaign shortly, and have got pretty solid results in the past using the standard

"I WANT TO BUY YOUR HOUSE AT XXXX"

To wholesale properties, but it was tough to convert them into listings because the potential lead was kinda confused and thought I was going to buy .. So I was to switch the message:

Dear Seller,

I'm a realtor local to <your area>,

And I BUY and SELL houses quickly and effectively

If you're looking to SELL your house quickly,

Call me at xxx-xxx-xxxx

Since I'm mailing to expireds .. Was thinking about throwing in .. "So was your last real estate agent a chump???"

Or something like that to grab attention

let's be real .. Listing on the MLS is 99% of the battle. How many deals are done via open house/flyers??
