We managed to rent out this property! Thanks to everyone here!

4) going back 2 years the highest rent rate for your model match has been $2,300. 99% of the houses in the neighborhood have historically rented for under $2,400. There was a unicorn June 2022 that rented for $2,810 but it has amazing views of the golf course

5) to rent the house quickly you should be at $2,500.

Your current property manager Key Property Management is a good manager. I don't think you need to switch property managers...you just need to lower your rent rate to $2,500 and accept pets.

I do not know the Vegas market well, but have you checked your list price vs what others are charging? I usually Try to undercut to get more leads. 

I’m interest in Vegas as one of my markets. Can you please keep me posted?

The property listed at 5.2k only had 10 contacts over the last 48 days. 

The property listed at 2.2k received 33 contacts over the last 26 days.

This is all zillow data. Not sure where I can get more insight.

I want to see what I can do before throwing in the towel. LV is an interesting market for us Californians.

Hi,

We have a house with a large back yard. We are interested in adding an ADU in the back yard. We have never done this before. Looking for strategy and finding the right company to do this. We were looking at some prefabricated options but not sure if they can last. Also, someone people have mentioned worth looking mobile home for the back yard. Not sure if we can do that in Claremont. Looking for experienced landlord that have added a few ADUs for advice and strategy to go about this.

Reviewed open listings in the area. Currently there are 5 listings in the vicinity, including mine. Listing the rents below. We are at 2.9K.

It's been open for 12 days. It says on zillow 12 contacts. So on average one contacts a day. My listing did say no pets allow. I wonder if I should take that off to get more leads.


Also, I wonder if there are any more marketing efforts we can do, besides relying on local PM company.
