Hello -

I'm buying a property in Kathleen, GA (near Warner Robins).

Does anyone know of a great property management company that servers the Houston County, GA area.

Thanks in advance.

Stephen Lincoln at Lincoln Realty is the best in town. He manages 3 of my rentals.

@Matt Blackburn Do you know if Lincoln Realty services Houston County, GA?

Hi Bonnie, do you have any suggestions for performing the due diligence? I'm starting to investigate this niche myself.

Thanks in advance.

Thanks everyone for replying to my question. Got some great info out of it...
Turns out the owner is deciding to keep the property since they got the renter in there.

Oh well... On to the next one! :)

Thanks again!!

Quote from @Wayne Brooks:

@Choice Crosby III I assume you are talking about an Acura Assumption, not a sub2….if so, you must also agree to owner occupy for one year, the same as getting a new fha loan.

I'm unfamiliar with either. I'm sure every deal is different  but are there any notable advantages or dis advantages?

Yes. They have been in the home for two years and now have a renter coming in the unit.

Can an FHA loan be assumed if the intention of the purchase is to be an investment and not a primary residence?

Thanks in advance.
