The way I saw it, I got paid to earn an invaluable education even if at the time it seemed it was half the pay and double the work. They key is to find out what you bring to the table to others; in this case to my mentor, my clients and eventually to my business partners. 
So my advice is to find you a successful mentor, find something to bring to the table and consistently get busy.

 Your story is awesome. Some questions I have for you:

- When you find a successful investor group, did you first seek out groups specifically for "beginners/aspiring wholesalers?" Or you actually jumped straight in a pool of experience wholesalers? 

- Offering to intern/work for the top investor...what exactly did you say? Asking for advice on this one because I am wanting to do this too.

My 2 cents:

You're young, you could get a real estate or real estate adjacent 9-5 so you can get paid to to learn more about real estate while learning and building the side hustle outside of business hours.

Seems like you live in a major US market so that's a plus, you could get a tenant services coordinator job in commercial real estate making $40-60k (not sure if that's more or less than what you are making now)

It's an Entry level role, anyone with a degree and a polished resume and a passion for real estate should have a decent shot at landing a job like this. You learn a lot about real estate and get exposure to a lot quickly, most big firms will pay for you to get your RE license as well.

 Thanks for mentioning the KIND of job that someone like me wanting to be more involved in real estate could look for. Perhaps I'm not asking more specific questions about that, but you definitely gave me a title/role that I will look into. I appreciate the comment and your advice....my discipline to reach these goal will get me far.

Hey, thank you a lot for the advice. I understand that investing is real estate is not a full-time job - for now. I'm currently seeking to enter a new W2 job that would allow me better my skills, the same ones as you said in your comment, while I spend after hours working and learning about real estate and wholesaling. I do really want to do both. Thanks again!

Most important thing you can do is research the different niches within real estate investing and decide what fits best for you. Do you want to buy and hold, fix and flip, BRRRR, wholesale... I have thought about house hacking for quite some time now. My largest challenge with that is that my W2 doesn't pay me enough for me have to a large portion of down payment saved up...unless I saved more aggressively than what I do now. Is it still possible? Do I wait? I also have been told to wait on house hacking and build my skills in real estate first. Not sure what direction to go with that. Have any advice?

Find the highest paying W2 you can and work that while you work your wholesale stuff on the side.  As you grow the real estate stuff, you can phase out/down the W2.  But, the higher income you have right now, the faster you can work your plan.  That's what I would do, and currently am doing, to have enough income from real estate to buy back my time when I'm ready.

 Thank you for the advice. My W2 works me until the night and doesn't pay me well or high enough. I am actively looking for another W2 that will pay me substantially higher. THANK YOU. I appreciate hearing other people's story similar to mine. It brings me confidence.

I like that perspective. But just because I don't know and still want to ask, why wouldn't a wholesale mentor help with consistency? I view it as if I have a wholesaling mentor who would give me the time to sit down and mentor me, shouldn't that be good too? Or no? How would it differ from a general life coach?

My sister is trying to grow her business with partners she has already, that doesn’t mean I’m not helping her or she’s not helping me. We have already talked about JVing. She is the one who told me to talk to more people and go to real estate meet-ups. :) You don’t have to make assumptions or a comment that I am “making excuses” to not help myself when I am trying to help myself by posting my original forum. You also don’t know what else I’m doing to get my foot in the door. Coming to BP and writing what I wrote helps me gain more guidance. :)  If your tough love is your only advice you can offer, i appreciate your comment but I also need direction.

I actually do learn from her as we have weekly meetings and talk all the time. She can only help so much because 1) we live far apart 2) she has her own business that she focuses on. Thanks.

Hi all. I'm a 23 year old looking to get into real estate & I come on here because I just don't know where to start. 

Some background on me - I went to college with a degree I thought I was gonna use, thought I wanted to apply to PT school, but soon after I graduated I had a massive change of heart and decided that I no longer wanted to pursue that route anymore because I felt my future was so much brighter than to be stuck working day and night in that kind of profession. My sister and her partner own their own Wholesale RE business and they have taught me a lot about what they do and just truly opening my eyes and made me realize that I also want to do the same. I've started cold-calling, Driving For Dollars, etc. I just feel kind of lost still because I work a 9-5 job that I don't enjoy and am no longer learning in and would rather use that time learning more about real estate investing, etc. On the other hand, that 9-5 brings me income.

If you made it this far in reading, I hope my thoughts are able to find any kind of guidance, or perhaps a mentor. I'm sure someone on here has been in my shoes, right? I really want to dive deep into real estate and be a learner & just soak up knowledge. I am trying to find real estate meetups for beginners here in the DFW area but don't know if I'm looking in the wrong places. 

Again, I am literally a beginner - no properties under my name, no portfolio (yet), still working a W2 job, just looking for DIRECTION and for someone to possibly help me in what step to go in next. I've been thinking I want to work for real estate investors in whatever capacity if I can be trained and also learn at the same time, or work somewhere that would still allow me to have an income while I'm learning at the job within the real estate environment.... does this sound like a good idea? 


If you can offer some input, I'd really appreciate it. Thanks.
