Honesty is always the best policy.  However, once you get your license, most brokers won't do another background check, since you have to go through screening to get your license.  It really shouldn't be a big deal.  Good luck!

Hello!  I'm also a new investor in Baltimore and one major key I've learned is to find your niche/investment strategy and stick with it.  There are so many types of ways to invests: buy and hold, flip, wholesale, etc., that it's tempting to want to learn everything at once.  But try to narrow down your focus and get good at doing that.  Good luck!

Do you think the home will need more repairs in the immediate future?  I think the fact that it's cash flowing $400+ month is a good return, if you don't have to put more money in it for another several years.  Also, make sure the turnover rate in that area is low.  I grew up near there and it always seems crowded but I haven't looked into it for investment properties.  I would try to hold on to it.  It's difficult to find a cash flowing property in Baltimore city that is less than 50 years old and doesn't need repairs.  Best of luck!

How soon do they need to move and have they been pre-approved, just so you know the situation you're dealing with.

I would start off with a larger brokerage, specifically for the training. It gives you access to more people to see how they do it.  One on one training is nice, but when you're first starting out, you should try to talk to and shadow more than one person so you can see how each person does things.  Also, the larger brokerage likely has more marketing resources to offer also.  Once you are comfortable, you can switch to a smaller brokerage and get your money!

Depends on what investment path you're taking.  For example, iff you're doing a buy and hold, the main thing is to make sure the rent in the area will cover your monthly mortgage payment, regardless of how much you put down.

Just to clarify: the mentee would be focused on the construction part of the flip project?  Or would they be shadowing you from start (anaylsis and acquisition) to finish (sale/rent)?  They are so many intricacies to real estate that sometimes the academic approach is more feasible in order to understand the different paths one could take in real estate.  Hope this helps!

It's not discrimination if you're rejecting the client because of dishonesty.  Something seems a little off between the low credit scores and the lack of a rental history.
