@Russell Brazil Thanks a lot for the information ! The customary fees is first month rent and generally  in my cases it ends up to be the deposit. Since i have already paid the realtor the deposit as a finding fee. I dont have any money left to charge against the deposit for the property damages the renter does.At end of the day i have to refund the deposit money from cash flow :(

How to negotiate Renter Finder Fees and Place rentals add on website such as Zillow, Redfin? What are existing norm? Does everyone charges 1st month rent? What are the best guidelines to negotiate?

What are various factors that are considered while buying a rental property at todays price points to justify the investment? 2% rule was good for during the last few years, their is continuous downward pressure on the margin? Any suggestions will be deeply appreciated

Do you have any tips on how to best document the a deal for investors and lenders? In other words, are there any standard formats for this that could be used as a starting point?

I would like to know local banks in Atlanta that are Real Estate Investor friendly. What would be a better way to approach and evaluate banks? Please suggest!
