@Kaitlyn Masai ! Congrats on your PHD ! If time permits  i would request you to please read http://www.rbcpa.com/mungerspeech_june_95.pdf . The paper discusses very essential thoughts from Charlie munger on human misjudgment and the tenets which can be used for your investing! 

I have moved to South cal recently but most of my investment is in low cost destination. I can buy  multiple properties at the same cost and doing that helps me diversify the risk and create better returns! Remember Price is what you pay , value is  what you get! This has worked for me but you might to experiment to find your own niche! 

@Joe Homs that's great ! Kudos to  your hard work! What are comps for rental units here . I assume it must be less than 1%?

How to primary and secondary analysis about the foreclosure listed on Zillow ? Are their any sites or research publications that can be used ?

I have heard a a lot of about making the SFH renter abuse proof from the all the bigger pockets that investor!! What are general materials that can be used ? I would request everyone to please suggest the most durable products.

1. Wooden flooring- Heard Vinyl is better option?

2. Granite Counter tops ?

3. Brands or place to buy utilities system such as HVAC, Washer and Dryer 

4. Steel Appliances 

5. Services such as Pro-Desk at Lowes or any other similar services

6. Interior and Exterior paints?

@Brett K. amazing insights ! I def want to try the BRRR! I am on a constant look out but its crazy most of the properties I want to buy have multiple offers and it always goes into a bidding war ! Buying below the market looks really hard!
