Jim!! Thank you for your honest, and very thorough response .  I am a full-time bartender in Las Vegas  at major Casino.  My children are ages 2, 4 and 13.  I felt in a rush because I bought my home at $65,000 and now its value at a $125,000  and I was hoping to capitalize on that before the market goes down  and I lose money on this property .  However I do think that your game plan is legit .

Hello, I have a recent bankruptcy discharge. I just got a real estate license. I own a home with $65k equity. How can I invest for passive income? Will I be eligible for a HELOC with a discharge on my credit? My credit score is 674. I work full time. I am in need of a larger home. However I would be willing to continue to live in my small home and use any money from a HELOC or sale of my home to invest. I just today went to a tax deed sale. I don't have a lot of knowledge on how these work. I did not win a bid today. I only have about $ 8K liquid to my name, which I would prefer not to use, as i have 3 kids and am a single parent. Any advice would greatly help. Thank you.
