Single-family residence buy & hold investment.

Purchase price: $110,000
Cash invested: $10,000
Sale price: $160,000

large corner lot, 3 bed, 2 bath, 2 car, very well maintained and clean, all appliance included, plank flooring, WB fireplace w/gas starter.

What made you interested in investing in this type of deal?

I am a Buy and Hold investor and I like the Broken Arrow area.

How did you find this deal and how did you negotiate it?

Agent. Financed the deal

How did you finance this deal?

Traditional mortgage

How did you add value to the deal?

New water heater, garage door, paint. cleared out a lot of over-grown brush from fence line, French drains, some new fixtures.

What was the outcome?

I held this house for 3 years and ended up selling it when the tenant moved out so that I can pool some money to move on to a bigger multifamily deal

Lessons learned? Challenges?

I had a great tenant at this house and I found great value in taking care of the tenant as he in turn took care of the property.

This was a SFR that was going to be a BRRRR but turned into a flip.

What made you interested in investing in this type of deal?

I am interested in the BRRRR strategy

How did you find this deal and how did you negotiate it?

Agent

How did you finance this deal?

Cash

How did you add value to the deal?

Renovated, New floors, paint, roof.

What was the outcome?

Ended up selling this house and not BRRRR'ing

Don't trust others to do any work in your absence.

This is a SFR that was purchased as a FIx and Flip.
Renovations include: new roof, new HVAC, new hot water heater, new windows, granite in both baths, whirlpool tub w/double sink, downstairs bath w/tile shower. Kitchen subway tile back splash. Granite counter tops, new back deck, new garage door opener.

What made you interested in investing in this type of deal?

Growing the Real Estate business and learing about Fix-and-flip remodels

How did you find this deal and how did you negotiate it?

I found this on Craigslist.

Cash

How did you add value to the deal?

Remodel

Sold

Lots of lessons learned about forming a new business with a partner.

SFR 4 bed 2 bath 2 car garage. Held this as a rental for almost 3 years. It was a steady income producing property. Sold this during a good time in the market to pool some capital to move on to a bigger deal.

What made you interested in investing in this type of deal?

Interested in holding long-term income producing properties.

Broker

Rehabbed.

Sold for a profit

I should have never sold this property.

I attended Pt 1 of this event and you won't be disappointed. It was a great setup with a welcoming crew and a variety of speakers that can help any landlord. I would absolutely recommend this event for anyone that has rentals or just looking to get into rentals.

I'm bummed I will be out of town for Pt. 2 but I'll look forward to future events.

Hello everyone

I am looking for a good inspection company that can do a complete inspection (Roof, Foundation, Termites, HVAC, etc) on a potential rental property.

Does anyone have any recommendation for the Tulsa, Oklahoma area?
