Wow thanks Eric. I was doing the research and saw the classes, but as I mentioned in my post I'm a newbie and wasn't sure how common this was. I also saw the fees and taxes, but with home prices so low and rent seemingly solid it seemed like a good opportunity. But what you are outlining may be why prices are so low.

Good afternoon everyone. I'm still looking for my first purchase in the western suburbs of Chicago but finding a lot of markets are fairly cost prohibitive (at least for a first purchase). I'm looking to find either a single family or small multi-family buy and hold investment property and I'm gravitating towards Elgin. Price of entry seems low but rent prices are fairly stable. I'm only located a 30 minute drive away, and there is some potential for growth in the market (my opinion).

If anyone has ever invested in Elgin or has any thoughts I would love to hear them. Thanks everyone!

I'm currently looking to join some REI groups and have been reading as much as I can. I thought taking some classes to better understand appraisals, inspections, etc. could be helpful. Thanks for all the tips so far!

Good afternoon everyone. I currently have no RE investment and I'm probably around a year away from being in the position to make my first purchase. I was wondering what kind of classes and certifications you would recommend?

There is a local community college that offers courses ranging from home inspections, appraisals, brokering, etc. if you we're starting over what would you do? Thanks everyone!

I think the question goes back to creating a business plan for all of your RE investments. If you're very confident in the area and real estate is part time for you then maybe you can consider taking the risk. But if your goal is to make RE your profession and are just starting out I think purchasing a negative cash-flow property may not be a step in the correct direction

Is it just me or does it seem kind of crazy that someone facing foreclosure was buying so many lottery tickets that they weren't even checking them all???
