@Brian L. Thank you. From locals I've spoken with & newspaper ads/ articles I've been reading word of mouth is there has been a change in the last few years. Did you get this information out of an article or ad? If so I'd love to read it, I'm not disagreeing with you I honestly just want to know the truth so I can assess what I'm getting myself into & be prepared to analyze how long it will be before I get my first actual wholesale deal.

@Christian Carson I really appreciate the fact that you broke it down better. That is very true, but do you believe that we will see a tremendous change for the better within the next 5 years like many of our local articles/papers say?

I've been on BP for a little under a week now, I love this site it's so informative. My question to you guys though is "Do you believe Detroit is making a turn around for the better & Will the change be noticed within the next 5 years???" I've seen too many people bagging on my city it's ridiculous. It bothers me that our city is in this particular situation because we've got sooo many great people who wanna see/make a change here & i'm one of them.

It's amazing how ppl say Detroit is such a horrible place to invest in, I wonder how many of you guys have actually been here. Sorry if I get a little emotional at the fact, but I've lived in Cleveland too, I was actually born there & I still have quite a few family members still living there. Honestly there's no buig difference between Detroit & Cleveland at this point in time. I may be a new investor but I've always paid attention. Give it 5 years maybe even less & A LOT of people are going to be trying to get a piece of the action here in Detroit. Have you guys noticed the turn around in the last few years & how our new police chief & mayor are taking massive action to get this city back in order?

@Zaid Rabadi Thank you, any advice is beneficial. A lot of the videos I've watched though say you want your ARV to be no more than 65%.

I am new to REI although I have read tons of books, articles, watched plenty of video's, & listened to many many podcast. I've made it a priority back in December to step out in the "playing field" & attempt to close my first deal. I've had 3 different deals lined up this month alone but couldn't close on any of them. I have 2 properties to check out on Wednesday of this upcoming week. My question is "How do I get the sellers of these properties to believe in me when it comes to finding buyers & closing these deals with a win-win for all parties involved?"
