Hi Natalie, 

The caulk wasn't damaged, its just that the tenants may not have kept it clean and it built mildew over the duration of the lease. The tenant tried to clean it with bleach but it was still there on the last day of the lease. Would you still say that the tenant is not liable?

Hi folks,

Who is responsible for removing mold from the caulking around the bathtub when the tenant is leaving after a 1-year lease? This was when it was provided in good condition during move in? I had mentioned it to the tenant twice during the 2 walk throughs and they didn't fix it. The contract is charged $300 to remove the old caulk and apply new.

What happens to the security deposit when the tenant exits the lease but the ex wont?

This is in NJ. I have her information and SSN etc. They provided me all the info during the screening process. I made the mistake of not adding her on the lease. I agree with Matthew Paul. I told the tenant that 2 things concern me, that he pays the rent on time and takes care of the property. He's been a little late on rent the last 2 months, but still pays and has kept the property in good shape. This family matter is not my business. 

I am planning to give him the option to terminate the lease. I think the girlfriend will follow him out. 

Hi folks, 

Have a situation with my first ever lease. Tenant and girlfriend have split after living together for 12 months. Girlfriend is not on the lease and is not leaving the house. As per the tenant, he has to pay her child support but she continues to live in the house as she has nowhere to go with the kids. He wants to me to move her out, as its my house per his family lawyer and cops. 

After spending an hour going thru these forums, I understand that the ex is an occupant and may have some rights after living there for more than a year. I am going to find me a lawyer tomorrow, but wanted some advice from this board. First of all, I dont think I need to get involved in moving the ex out. The tenant has a lawyer already and can advise him. 

If he still wants me to get involved, I think I'll be better off evicting them all and finding new tenants. She should be able to get a place for her and the kids with the child support money. Thoughts?

I think its normal to not have every adult on the lease. It was the case with me when I was renting back in the day. I do have all family members included in the landlord declaration form with the township.

Tenant and his fiancee are not getting along. The fiancee is not on the lease and I don't know if she pays any portion of the rent. The tenant is asking for my help in moving her out. Should I get involved? To me this is a family matter and I should stay out.
