Hey guys,

So I had a mistake happen recently that could easily be turned into an opportunity, but I need some advice on how to get there. I ordered some yellow letters for marketing and purchased a list from the company sending out the letters and told them I would like the list to be for Greenville, SC. However, they sent the list to Greenville, NC which is a ways away (5 hrs) from where I'm looking to invest. I figured out they sent it to NC when I started getting calls from people looking to sell their house there.

So I know the yellow letters work now which is great, but what do I do with these leads in NC? I want to pass them on to fellow investors, but is there anyway I can capitalize on this company's mistake. I know with wholeselling a property you usually have an estimate about how much repairs are involved so if I was to wholesell these how do I get that information so that I can pass it along to another investor. Or can I pass it along without knowing that information? I'm not wanting to drive up to Greenville, NC to look at them myself.

Any advice here would be awesome. Thanks in advance!

(The company has fixed the error by the way, and they are remailing to Greenville, SC.)

I work a full time job and I am running my investing business on the side. I eventally want to go full time on the investing side, but my business isn't quite systemtized yet to make the leap. So far we have successfully flipped 2 houses though so it can be done -- though it is proving to be a much slower process than I originally thought.

I take care of a lot of my business meetings during my lunch hour. I can call and talk to people on short breaks at the office to set up meetings or discuss something realtively quickly. But if it requires a meeting I try to schdule it during my lunch break. If it runs a little over, I work a little later at night. I started by calling around and talking to banks on the phone, then meeting with them in person once I thought it would be worth my time.

My business partner is a GC so he runs that side of our business. So he is the one that manages the rehabs and is on-site for everything construction related which has helped a ton during this stage.

Can you bring someone in on the deal to handle the construction while you're working for a percentage of the deal? That way they have incentive to complete the work quickly and on budget bc that will mean more money in their pocket. If that's not desirable then maybe hiring a GC you trust that will be doing the work and then stop by after work and check on progress and answer questions etc.

Most GCs I know and realtors too will work after 6 (brief meetings, etc), and a lot of relators work on the weekends too to help you look at properties. The realtor can also help set up a meeting for a GC to come inspect the property, or you can meet them out there just about anytime you're available. You are the one that is going to pay them, so they should be willing to accomodate your schedule.

We're currently trying one out and I can let you know shortly how she does. We had an absolutely wonderful Realtor here that would of course help us buy, but would also do flat fee listings on the sell side. But she moved to North Carolina unfortunately. Ours now does 1% commission on the selling side instead of 3% which is a little better, but the jury is still out on her performance.

Keep me updated about what you guys find as well and I'll let you know too.

While on the topic of the upstate. Do you guys know any wholesalers in this area as well? We're looking to pick up some properties for rentals, but I still work a full time day job and it's hard to spend a lot of time looking for properties. So if the deal works I'd be willing to take some off the top for their commission just to get the property. Where are you guys finding most of your properties from at this time in our market? Have you tried any direct mail marketing services?
