Yes, I am familiar with Swanton, Ohio! What kind of investment do you have or want to explore in Fulton County? Other posters here are right; the county is largely rural, but it has several urban areas. Swanton is the closest to Toledo. It has become popular as a retreat from urban life and for its proximity to jobs, Toledo Express Airport, nature preserves, and the Turnpike.

One of the strengths of Toledo Ohio is its neighborhoods. Efforts were made in the last 5 to 10 years by Lucas County Land Bank to raze derelict properties in and the neighborhoods are starting to revive. It is also true that where there is a strong Catholic parish the neighborhood remains strong or is reviving. So you really need advice from someone on the ground, going beyond a simple zip code. I'm a native Toledoan and welcome Toledo neighborhood questions.

It all depends on the house. If structure and systems are good, then below $35k is a good price in these areas. If more upgrade is needed, a lower price is justified. I will add that East Toledo rentals are enjoying good demand. PM me for details.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $12,000
Cash invested: $30,000

This place gave new meaning to the phrase "deferred maintenance"! It had great potential, but needed everything x4 units. Fortunately, electrical, furnaces, and water heaters had been upgraded. We plunged into structural supports and roof upgrade, plumbing upgrade, and roof repair. Later we sealed gutters, repaired masonry stucco, added exterior paint, porch deck, and replaced half the windows. 3 units were totally upgraded inside inc@luding floor refinish, and paint. 4th unit in progress.

What made you interested in investing in this type of deal?

This was our first multi-family. We liked the potential cash flow and style of the building; we also wanted to be part of an improving neighborhood.

How did you find this deal and how did you negotiate it?

An opportunity was brought to me and I negotiated to buy and pay the tax debt.

How did you finance this deal?

It was a cash deal.

How did you add value to the deal?

Management was sorely needed. We provided that. Rents were brought into line with neighborhood comparables and cash flow increased further when negative tenants were evicted.

What was the outcome?

The building grosses about $1500/month with only 3 units occupied. We are still in the upgrade phase, as a full roof job, porch stair/wall repair, and completion of work in 4th unit is planned.

Lessons learned? Challenges?

All our other properties are sfh. This building has more drama than the others, but it is always an interesting place to be. We have good tenant relationships now, thanks to being present here more often than in the sfh's.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with Andrew Fidler at LaPlante Real Estate to get the property under contract and begin the upgrade phase.

Hello from Toledo Ohio!  I invest exclusively in low and mid cost of living markets in Toledo, my home town.  Most of my properties have been fixer-uppers and I bring them up to a level where they would pass a Section 8 inspection, rent Section 8, and make small upgrades annually.  My initial investment stake has increased by better than 40% (including equity) in the past 5 years. It is true that there is not much appreciation in my C class neighborhoods, but I am seeing neighborhood improvement, which brings and keeps better tenants. 

Finally, (in for a penny, in for a pound) I earned my real estate license and I am part of a great property management team at Laplante Real Estate.

@Frank Vettese: Yes;  The Opportunity Zones are based on census tracts identified by the State of Ohio.  The state site has a zoom-capable map of OZ's in Ohio.  In Toledo these are 8, 13.03,14,15,16,17, 22,23, 27,28,29, 37, 46,47.01, 54.

Lucas Co Auditor AREIS online gives the census tract for each property.  I think as the OZ program is rolled out, they will clarify the program's guidelines.  The description indicates that a bigger player who wants to renovate a larger area (e.g.,city block to entire neighborhood) is preferred, but funds can go to single-property players as well.
