I’m regards to a lawsuit, they would sue my company rather than me personally so my personal assets would be fine but I understand where you’re coming from. Do PM companies generally handle any lawsuits if something like this happens? Also, wouldn’t the agreement state something in regards to the tenant accepting responsibility in case they get hurt or whatever?

Hello, I'm wondering if I should use a property management company or not?  I'm mainly interested in the aspect of how to acquire and market to tenants. I have the capability to handle the application processes, evictions (if necessary), etc., but am wondering if there's a good way to market to potential tenants?

Any advice or help is greatly appreciated.

Hey there,

First off, I want to thank you for taking the time to read this post.

Second, I want to provide some context of what I'm trying to achieve and hopefully that'll help articulate the advice a little better.

A little bit about me:

  • - I have never invested in real estate
  • - I've been following the BiggerPockets ecosystem for about 6 months or so now
  • - I've read some of the BiggerPockets Publishing books, but am still reading more and more
  • - I have approximately $30k left over each month that I'd like to start utilizing

My goal is to reach $10k/mo in passive income starting with single-family buy and hold properties.  I want to try to be as hands-off as much as possible so I can create systems and VAs to handle the majority of the "work" for me.

The things I'm looking for advice on are:
1. What are the next best steps to start purchasing properties? Would that be through traditional financing, saving up to BRRRR a property, etc.?

2. If you were in my shoes, what would be your next step?

If anyone has any other suggestions for advice, I am very open to chatting more.
