Do you want a bigger pile of wealth in 3, 5, 7, 10 years? Are you willing to work for that, take risks, leverage, buy more, and put more into your business? 

Or, do you want what is likely to be less wealth in 3, 5, 7, or 10 years, but the security that comes with a completely paid off portfolio? 

I waffle on this point all the time, because I'm not sure what I want. For now, I'm leveraged and investing for long-term returns. But, I might change course at some point and go for the easy, stress-free (or at least low-stress) version of real estate investing that generates more modest, unleveraged returns, but where I don't have to worry about market conditions, and can enjoy the cash flow from paid off properties. 

With your $1M in annual income, depending on your expenses, you may find that paid off properties are easy to stockpile and as long as your spending is just a fraction of that $1M in income, there's no reason you won't have a very short putt to sleeping soundly with a paid off rental portfolio. 

On the other hand, you also have a chance to build $10s or $100M+ in wealth over a career if you play the long-game and invest for maximum IRR.


 Thanks so much for your insight.  I am definitely in this for the long haul (I'm currently 35 and my wife is 34) so we are certainly looking to still invest for quite some time and continue to build our portfolio, I just wasn't sure of the best strategy.  Thanks again!

Hey all, I have a quick question that I'm looking for advice on.

My wife and I own an REI business and we currently have approximately $1.2 m in equity in our 10 single-family rentals. My question is: Would you focus on paying down those properties as fast as possible to increase equity, pull that equity out of those properties to invest in more properties, or not touch the equity at all?

We also generate approximately $1m in annual salary (not including our REI business), so I'm simply curious about what YOU would do.

So my wife and I have 9 rental properties currently and have approximately $65k left over each month.  My question is - should we continue to try and purchase for assets or use that money to pay off the mortgages?

Absolutely. If you really have a $65k month positive NET cash flow, then you have no reason to keep slaving away at your 9-5. You obviously have a knack for RE and you should expand that field.

Of course I don't know if your current job makes you $2 mil a year, or maybe you're a musician who loves what he does....? Other than that, yes....go get more properties!

So maybe I misstated my numbers a bit.  I only have the $65k excess income because of my full-time positions.  So if I quit all of those, that excess income goes away.
