Filipe Pereira...GREAT idea

We did offer cash for keys, but she took advantage of the covid eviction rules and stayed for five months.   I believe taking her to civil court may be a dead end since she's not too educated and probably has zero funds.   

After several months of non-payment, and over $4,000 of lost rent payment, she's finally gone!  The unit is a mess and will need at least $1500 in repairs and clean up.  We still have $750 of her deposit that will be applied to the repairs.

Do I have to send her a letter of explanation about the non-refund of the deposit?   What if her whereabouts is unknown at this point?

Read the CDC guidelines to see if they actually apply to your tenant.  From what I understand, it only applies to people who lost their job or had severely reduced hours at the moment due to covid and have no other place to go.  You could also offer her $ to move (get it in writing and do not pay her until you've inspected the unit and she is out and you have keys in hand).

We tried that.   Even offered to return her deposit for keys.  In her response to our eviction complaint, she noted that she tried to find another location but it turned out to be a possible scam.   So she obviously has the funds for deposits and I don't think it'll help her case by explaining that.

What bulbs are out? Are they outside lights, then you should replace, anything that could be construed as “I fell because the lights didn’t work”

They are lights in the back so I'm guessing it's a breaker.   But I didn't think about the liability issue.   Good point.

One of my tenants have not paid in months and I'm trying to get her evicted (Thanks CDC!).   She's now complaining that some of her lights aren't working which is likely a breaker issue.     Since this isn't a life threatening issue, I feel like I can drag my feet on this a bit since the property is about an hour away.  Is this appropriate given she owes several months in back rent?

All but one.   We have a month to month so we just won't renew although I really don't want to do that...

About 4 year ago, my business partner and I also invested in this scam.  The reason? We wanted to learn everything asap instead of the learning curve we thought it would take.  Also, because of the hype of what they promised.   We had calls with our coach every week which were not that helpful, we did as much as we could according to their advice..  it simply didn't work. And it wasn't because we didn't try.  We finally gotta them to return $10,000 but we were still out three times that.

We finally got a rental unit on our own that's cash flowing 3 years later.  But flipping? Not S'much.

For the money we spent, it wasn't worth it.  Lesson learned.  But ya, sign me up for a class action law suit any day.

Thanks!  Sounds like the tenant wanted more than a basic door, so he's paying for the difference.  All is well in the world :)
