Hence, the reason why I self manage.  Giving a manager complete control of YOUR investment for me is a hard thing to do.  I am afraid to say they don't all have your best interest at heart.  Some do I am sure.  If you hire one, you really need to be involved to some degree to make sure they are doing a good job for you and making you the most amount of money possible.  Feel free to call me to talk about my personal experience.

What part of the East Coast are you looking at?  I'd say, when you find the area you want to live in...find an amazing Realtor first and foremost.

@Dawn McComish I love my little place though.  I would be very sad to sell it.  I spent January and February there recently.  I am crossing my fingers tightly that they renew the weekly rentals.  I know I could make a nice profit right now.  My Realtor was Mike Caron.  I'm sure you all know each other lol

@Dawn McComish I bought a condo in old town in 2019.  We are lucky to have weekly rentals but only until 2025 then they are negotiating it again ugh.  My unit is in the Truman Annex area.  Prices are insane in Key West now! But I can rent my 1BR 1BA for about $300 per night almost all year round.  We have a pool and it's 2 blocks from Duval Street

@Zachary Bliss  I have been searching in these areas for a while myself.  Love Anna Maria and Siesta Key!  My range is up to 600k or so and let me tell you it has been VERY challenging if you want to get closer to the beach areas.  Multiple offers on almost everything that I have interest in.  I need like a million instead or more :) This area is also VERY VERY rental restrictive!  ugh

I have been searching ALL over FL myself! I own an STR in Key West it's doing fabulous. I was lucky enough to buy in 2019 with a weekly rental. Most of FL is regulated pretty strictly. Then if you like a "Condotel" you have to get special financing for that. I recently visited Amelia Island that was a nice place but more expensive than some others. It looks like you can get a nice Beach location in your price range in Panama City and/or Destin. Florida prices are a bit insane right now but not predicted to go down anytime soon. The St. Pete/Tampa area is easy to fly into from most places.

Oh my why don't buyer's understand our value?  Navigating in this current crazy "multiple offer" market how can they buy without a Realtor is the question.  Let them know we are there to Educate, Guide and Protect their best interests.  We want them to make a great investment as much as they do.  There is no direct fee for our services.  We get paid at the closing via the commission paid by the seller.  

Write off everything you can think of!  From pens to paper to a calculator to your office space etc.  Keep receipts or use an app called Simply Wise it's very helpful.  Keep good records for your accountant.  

Best piece of advise...save at least 30% of each commission check you get to pay your TAXES!  Take it out right away and put it in a separate account.  Best of luck!
