I am new in this career but my goal is to have multiple streams of income because I like to stay excited and busy. 

That being said I will be finishing up my degree in peace and conflict studies in just over a year.  I thought I would never use it (and that still may be the case) but I recently learned that mediators frequently deal with real estate disputes to try to help the parties come to an agreement before using court as an option.

Do these mediators need years of legal schooling, or could this be a certification I could get in less than a year? I looked up some information online but I just wasn't finding the direct answers I was looking for.

I thought this was too long as a post.

I did a lot of research of complied all the advice into a paper. It’s a really easy read, not even 6 full pages. I know there is more to add and I would like to get feedback on it!

I haven’t done a flip but will be working on one this fall possibly.

@Cody Z. My “why” is because in life my goal is to be happy and stress free from a financial perspective. I am fairly content right now just barely starting out the journey of financial freedom but the stress is there.

In 10 years I imagine myself waking up every day in the little home I designed, painting in my art room, and tending to my garden.

If I had to work all day every day at the rate I was going, I wouldn’t have been on a path to achieve that.

It brings me peace of mind that I’m on track to meet my goals!

@Gregory Schwartz Hey, I think it looks great! I agree with the idea to rearrange the photos and include photos of surrounding attractions. Also include photos of the private entrance and what the house looks like from the outside so people will know where to go!

@Ibrahim Yamini This is a really interesting way to think about it! I would suggest that you figure out what tasks you need to do as a real estate investor and make a game out of those things.

For example, if you need to save money you can do something similar like you did with the Dave Ramsey course. Once you need to learn the market in your area, you can make a game out of that as well like printing out a map and keeping up with what's going on.

Do find your "why" though! It can be as simple as financial freedom but do try and make it something that motivates you.

I've been researching how to be a successful RE agent and I've concluded that I'll be making prospecting a game. This way rejection doesn't get to me as much and I can push through the hard times.

Nothing in life is that serious. Live it to do what you love and make sure those you care about around you are taken care of.

I don't necessarily want to be a wholesaler but when I search "how to find a wholesaler" on YouTube, many videos come up about how to spot a house that may be good for wholesaling. 😂

Anyway, where should I look to find wholesalers in NC?

I could have success finding a few (many) on this app so here is this post to hopefully attract some of them! Are there any other forums they might be on?

My purpose in finding wholesalers is so that when I'm working with clients looking for houses to flip, we have a variety of places to see and people to go to for options.

@Blake Peterson Hi Blake! I understand, I wanted to get into real estate investing but didn't know where to begin as I haven't graduated yet and I don't have all that I would like saved. I decided I would like to start a career as a real estate agent since I was open to any opportunity that allowed me to become more familiar with the industry and have the potential to earn more than I do now.

At the time I started my RE class, I was a month into my fall semester and working part-time. I decided to switch jobs and start working at an apartment complex so I could see what it was like working at a large multifamily property. Nonetheless, I now have my real estate license and I will be working part-time until the real estate commission replaces my current pay.

In the meantime, I have been keeping an eye on my spending. It's always important to budget and save, especially when taking a financial risk. I will say there are a few fees associated with becoming a RE agent but there is so much free content to teach you how to be a great agent that it'll all be worth it.

My advice to you would be to save more whether that means getting a job that pays more or start spending less. You don't have to be a RE agent to learn about investing or to be around those people, you can do those things regardless. I will say though, as a RE agent you can make as much (or as little) as you want. It all depends on what your goals/ systems are. So that's why I advocate towards that route more than not.
