Great point, I would not want that, most people consider me a nice person, but there is another side to me if one doesn’t do the right thing by me.

I am so glad to see this subject on the forum! I see that the last entry on this post was last year, but I hope that someone will reply to my post. With the Christmas season coming up, the question of to gift or not to gift has been on my mind. I am a very new landlord (September this year). Upon my tenants move in I left a gift basket of basic household items (garbage bags, dishwashing detergent, can opener, etc and school supplies for the kids). My tenants have paid on time so far. I visited the property on a couple of occasions to attend to maintenance issues that I would not have known about until the property was lived in, and they seem to be taking care of the property. I have not done a walk through yet, I figured I will wait until at least 90 days. Should I give my tenants a gift this Christmas, if so what would an appropriate gift?

Shelly, I enjoyed reading your post. I also have been in a few highest and best situations or situations where the property was already gone before I could get my offer in. It doesn't seem like it was too long before you won your bid. I thought it would go on this way for me forever. Finally, I won a bid and closed on my 1st deal on the 17th of this month.

I'm surprised that you had to go to highest and best with an all cash offer, cash is always best. Maybe the other bidder had cash also.

I also stopped in started back in real estate (within the last couple of years). Financing is the reason I can't move like I would like to. I hear about no money deals, I have yet to figure out how to go about that.
