That's pretty high!

That thought came to my mind also.  I do recall a while back there was a real estate scam going on where the perpetrators bought property using someone else's identity.

Well these people are quite different.  Here is what is stated on their website, which is why I'm skeptical:

Perfect for real estate acquisition, rehab, marketing, holding and closing costs.
0% interest rate for up to 13 months
 Low monthly payments
$20,000 - $175,000 per corporate entity in unsecured business credit (from multiple lines)
NO documentation (income, tax returns, financials, assets)
NO fees upfront (out of pocket)
NO collateral required
Only reports to business credit profile and does not tie up personal credit
Approvals within 48 hours, funding within 2-3 weeks

Welcome to the forum Karen, nice to meet you. My Name is Michelle Matthews. I'm located in Georgia. I just purchase my first investment property this year, and hope to purchase at least 3 more SFR before moving on to multi-units. I hope that you enjoy your experience here at BP.

@Bryan, I hadn’t considered that my posting to individuals disrupted the flow of the conversation, I thought the opposite. Thank you, I will take your input under advisement.

You made some good points against not gifting your tenants. I can recall looking at a place that I landlord told me was rent ready; it was unbelievable to say the least that he thought this place was ready to rent.

In my opinion he was the epitome of a slumlord. I imagine that there are many tenants who are just grateful that their landlord does their part in a timely manner and are not looking for anything more.

That is really cool of you to give your tenants gifts. It is always better to give than receive.

According to my maintenance guy they are going to get a new air conditioner this summer, because he feels that my current unit is about to die.
