That would be a temping thing to do! but in other words, it sounds like the banks are hoping people buy into speculative appreciation. I don't know the Florida market much but im sorry they are doing that down there. good luck!

I'd just keep sending her offers. The worst she can do is PMS at you over the phone. If she stops responding find properties listed under another agent. Worst case scenario just hold your cool and tell her if anybody ever changes their mind that your offer stands. Maybe in the future once they realize their prices are bunk they will give you a call.

id just get my own license. My regular job pays a lot more than most agents make but I still decided to get my own... Most agents in my area are terrible, never return phone calls, or emails, or want to show property. even when i state I will pay straight up cash for a property. No wonder most agents fail.

I would get your agent license. its worth it in all aspects. It will make everything much easier, plus you can work as an agent. Working as an agent for a while might be a better idea than jumping right into full on wholesaling, due to the complexity of it.

Plus like the folk above me stated, it really helps with leads.

Different people learn at different paces. I don't think there is a set time on transitioning from new to seasoning to seasoned. Life is a learning process. If one can learn to solve problems in one area of life then they should be able to learn to solve them in another. and it should become easier with each transition since their mind/brain already has analytical experience and it is simply being transferred to another field. The human brain is a wondrous tool which can adapt very quickly if left unhindered.

I believe every line of work is associated with every other line of work, and if one can be understood, if effort and time is put in, another should be able to be learned also, especially if the complexity factor is equal to or less than the first trade learned.

I ordered both books via PDF a few days ago since I use my computer to do all my studying for school and other aspects of life.

Read the rehab cost one so far

It was def worth the money. Especially since time is a very important factor in my life. It condensed all of the information I needed into an easy to understand format and pointed me in the right direction for which materials to use on properties. Since I plan on only buy N holding since my income is decent/ am planning for long term asset building, and plan to invest in kentucky, target the lower-lower middle range population, I now have a perfect idea of exactly which materials to use without spending unneeded dollars on materials my target renter population could care less about.

I def recommend this book to anyone. Ill update later after I read the rehab book too.

Shaved hours off pointless research over the internet/reading other RE books which offer only theory and have unneeded information in them.
