I just finished a 4 lot subdivision in fort lauderdale and it took the county 1 and a half years to complete the subdivision.

I'll check out the counties you mentioned but I hear what your saying about the material prices and labour.

I'll probably wait till this madness calms down.

Depends on the project. A nice set up for your first investment would be a small multy family building that makes minimum a 7 cap rateb in a nice area. You should be familiar with this area firsthand. Three units and up would be a good start.

Once you build up some reserves from that you can start to build your real estate empire. Make sure you get the property inspected by your own inspector and an appraisal doesn't hurt just to make sure your not over paying

Can someone tell me how it is to build in and around the Nashville areas. Is the city easy to deal with? How fast is the permit process? Are trades hard to find right now?

If the deal is right it should fund itself.

If you can't get it for 0 down I would wait till you have more capital reserves.

Market seems a little hot right now for your first one, maybe wait a minute for that home run and build a nice base before you over extend yourself.
