Hello,

I have just been introduced to the strategy of lease option agreement contracts. I really need to get a grape on this concept because I am working with seller but don't have the right contract or understanding on how it works. Here are he details; seller has two town-homes he wants to get rid of. One property is tenant occupied and the other is vacant with 7-10k repairs needed. He want market value for both properties which we agreed upon $120k for both properties. ARV for unit one 2/1half- $50k and ARV unit two 3/2- $65k. He is open to lease purchase but I am not sure how to structure this deal or contracts. I plan to sell my contract to end buyer for assignment fee but I want to make sure I create WIN-WIN for everyone.

Hi guys, 

I've recently became full-time investor and off the back is having a hard-time trying to download all the different strategies, information and psychology of Real Estate. I've realize that it all comes down to one bottom thing...."DEALS!!!" With that being said I am on the hunt to find a mentor who can invest some knowledge and skills in exchange for  a FREE secretary, assistance, rehab assistance, handy-girl whatever needs to get done  at this point in your career you need help for FREE.  I am ALL IN so thank you for providing your expertise or advice at this time.

Thank you for your philosophy on REI. I have too over thought that process when I started investing into Real Estate. There're so many classes, courses and materials out there it would be hard for so one not to know the basics of REI. I figure if I put in the work and surround myself with successful people I could too catch on to the knowledge many claim are secrets. I do struggle from time to time but I'm trying to work through it.

Hello Everyone,

I've ran across a problem trying to wholesale a property from HUD. My Realtor is asking my to provide a proof of funds letter before submitting my offer but I have no clue how to get one. Can you help me figure out how to move forward with my deal?
