In VA, Richmond is a hot area for MF. Northern VA is always a good safe bet, compressed cap rates but as always a safer return.

@Lance Riggen That's a slippery slope. It would all depend on how much they have done for you in prior deals and what they could offer you in future deals. That's a mighty big bridge to burn to save a few thousand dollars. Whenever you risk severing a valuable relationship you have to consider the future cost of doing so. No matter what, its up to you, but consider what you may be losing before you break ties.
