Aloha everybody, 

I'm recently under contract for a property  and the roof for the property is questionable. The inspection report that I received was before the renovations/ corrections were made ( was I supposed to get a post inspection result?)  The back of the house there's a section with a slight slump (according to the pictures). Another major concern to me is the foundation seems to be compromised also with cracks and missing blacks under one of the corners of the property. Also the chimney looks old and compromised according to the exterior photo and the attic photos.  I've never received photos of the corrections. Can you folks please share thought and or recommendations.  I also already gave my earnest money to the title company.  What if I'm not happy with the inspection report can the turnkey company take a portion or all of my earnest money?   I feel like that isn't right if I'm not entirely happy with the product.

I'm currently under contract for 2 properties. I've only heard good things on hear about them... they are more of like a "middle man" that has the network in a bunch of markets. They are great so far and seems like everyone in the network is pretty solid. The return emails, phone calls, never leaving me in the dark. I will definitely post an update with my first property and the process as soon as I get a tenant in there so I can include all details from beginning to cash in the bank! Aside from them as a company. I haven't seen ROI's like that anywhere.. for me personally I'm after cash flow and principal pay down. If the numbers are what they show in their pro formas then id say it's hard to beat. Here in Hawaii you will get negative cash flow for pretty much anything you purchase! Lol. Appreciation is a different story though down here.

@Zach Lemaster awesome thank you! Yes I actually called a tax attorney’s office that wanted to charge me $400/hr just to ask a few questions! Blew my mind. Yes I’m definitely learning that there’s no one way to do something. Ill come back around to NCH to set up asset protection in a few properties. Thanks again. Aloha!

I was just wondering if anyone worked with Nevada corporate headquarters? They work side by side with rent to retirement and seem like they are giving more than I really need in order to own one turnkey rental property. I’m new to out of state investing and I want to have protection for my property. I just feel like it’s a bit much. Anyone have the same experience? If so, how do you set up your entity? Any recommendations on structuring my business? ANY advice!!! Aloha!

@Joseph Schweizer Oh so you didn't purchase your property from a turnkey provider? I wan't the first out of state property to be 100% turnkey. I don't want to have to search for PM.  If there is a company you went through, what's the name?
