I found a great property for a great price in a little Alaskan town that’s known for a fair amount of tourism. The property has been on the market for some time, and I think it’s the perfect one to rehab a little and rent out. The problem is, my agent can’t get ahold of the seller’s realtor. He said he’s going to keep on reaching out, and I have no doubt that he is doing that. We ran into this problem before when we were looking for my current second property/househack. I found a fourplex in another town, whose realtor we couldn’t get an answer from. The funny thing is, I ended up meeting that seller’s realtor, and he told me he was the realtor for that property that I would have bought if we could have just gotten ahold of him.

My question is, now that I know that ghosts don’t put up real estate listings and that they are real people, how do we get ahold of realtors who don’t seem to want to answer their phones or emails? I really want this property.

That's fair. So I had originally planned on keeping it too, but recently I realized I have a few opportunities to capitalize on. And if I can get such a great property for $1400 in fees (VA Loan), what can I get for $70,000? It's no longer a house hack, but it can buy me two Air BnBs in my area, for example.

Put yourself in my shoes. I just got a new house hack after getting out of the military and moving back to my home state, Alaska. It’s a duplex with tenants already included. I have a house hack back in New Mexico which was also a duplex, and it’s now fully rented out. I just lost my job last month, and I’ve got a new one. I’ve decided to sell the house down in New Mexico, and even though I wasn’t planning on it, it seems like a good idea now. Zillow estimates that I have about $110,000 in equity, and my realtor back in Albuquerque thinks we’ll start lower than that because he’s under the impression that the Zestimate is a little high. Conservatively pricing it, we’re listing it for $90,000 over what I owe on it, and I believe I could get about $72,000 after all fees and dues payed. My realtor says that it’s common that buyers in that market are offering more than asking price.

So if you were in my shoes with $72,000 or so, what would you do? I have my own idea of what I would do, but I want to know everyones’ thoughts. I’m in Fairbanks, AK, and it tends to have a decent amount of tourists that come up in the summers, and Air BnBs seem profitable. I’m most familiar with long term, but I’m considering medium term rentals too. Anything is on the table. My goal is to retire as soon as possible, and $40,000 a year cashflow, for example, would pay my bills. Let me know what you think.

Hi Jones, I am an airman on a househacking journey here in ABQ too. Welcome to Kirtland. I can tell you which markets I would like to live/invest in and I can refer you to the realtor I shopped/bought with too. I moved here approximately a year ago myself, and the process is still fresh in my mind. In fact, I'm currently typing with paint on my hands because I've been improving my future rental unit. I had always planned on getting a real estate manager for my properties. Eventually, I will be moving out of New Mexico, and I will need to have a real estate manager for my property when I leave. I have a potential customer lined up, but I don’t have a manager lined up. If I did my due diligence with this customer (background check, credit check, proper lease agreement, etc) would it be difficult, wrong, or illegal to get a property manager for the property before I leave next year?
