Does anybody have a good pro forma template that they use? Preferably in Numbers format. But XL will work just as well. I am looking for something that will automatically calculate numbers when I enter in metrics like the purchase price, down payment, interest rate etc.

Oh haha I know. I was kidding. Yours is actually the best I’ve found to be honest.  I’ll get around to getting it eventually! I’ll get my first flip out-of-the-way and let you know.

I’m not saying I’d recreate it. If I was going to I would just pay it and move on. But if I can color code a few cells and title a couple of columns for $500 less I probably will. Haha. Just looking for alternative options.

I am looking for project management software. I was looking at houseflippingspreadsheet.com but it seems a little expensive and (while not as comprehensive) something that could be replicated fairly easily. Does anyone have a spreadsheet (excel or numbers format) they use and are willing to share? I've uploaded a picture of the one I was looking at. Mainly something to manage my timeline as far as contractors and projects. Anything is helpful!

So I’ve been building my network by accumulating a list of names and information for investors near me! Soon I will be reaching out to those I’ve come in contact with. I am going to be spending some time asking questions but I want to make sure I’m asking the right ones! I just closed on my second property. I’m looking into possibly wholesaling. For now I am looking to buy and hold and make money by renting out. Then eventually doing a 1031 to upgrade to a triplex or possibly multi family unit. For those of you that have been investing for a while my question is this... if you could go back to the beginning what things do you wish you would have known? If you could make a list of questions to ask investors what would you ask them? Anything is helpful! #buildinganempire
