@Account Closed so basically have some buyers already lined up or if i need to market on craigslist, make sure that any info posted can't be traced directly back to me? And obviously when going into a deal i need to disclose the fact that i'm not an agent or representing them in any way and that i'm a principal in the transaction. Correct?

I know there are a ton of posts out there on the subject of whether or not having a real estate license is necessary but every answer I have seen is so vague. I am from CA and I'm currently learning about lease options and want to begin my business around traditional wholesaling and lease options. Should I absolutely get my real estate license to protect myself or are there ways in which I can still do business without a license. I really am not interested in what the law is in other states, only CA. Also I have very little capital, I'm talking less than $300 spending money at the end of the month. 

I began marketing a couple weeks back for motivated sellers. I've gotten a few calls but none of which were motivated. I was looking to meetup with any other wholesalers in town who is either new or experienced. I can provide value to you and your business and we can team up to find deals and make things happen. @Brad B. I am using a google voice number at the moment. Once I pick up momentum and things start rolling, I will get a vumber so I can have multiple numbers to track my marketing.

@Ryan Spinola Thanks that really helps. Yeah back when I used to cold call for another business, I learned how important it is to be yourself and talk to them like a human being and not like a robot reading from a script. I definitely will check out the book! Also when dealing with out of state owners, how does that work? Are you able to schedule an appointment if they are out of state? How about when it comes time to close, do they drive to the city of the subject property?

@Ryan Spinola what target audience have you had the most success with so far? Yeah I bought a list of 1,000+. I'll probably send out another 200 this week. Since you've already been there and done that, are there any tips you can throw my way when i'm talking over the phone with a seller?

@Ryan Spinola exactly. I'm just chasing that first check, that first deal and once I get it, it's game on. I know this can work it's just a matter of learning from mistakes and correcting yourself. Like you said it really is a numbers game. Since i'm so young with little capital, I'm just putting up bandit signs and doing direct mail. I know 100 a month isnt a lot but all i need is one deal to kickstart it. Plus i'm still learning and taking things on the slower side

@Ryan Spinola i just type the "@" symbol and then the first three letters of someones name and it should pop up and just click that and it puts it in there for you
