Post: Can you terminate property management in place at purchase?

I have 2 properties under contract that have property management (In this question referred to as "ABC Property Management Company") in place currently.  So far I have been unhappy with what I have seen from this property management company and would like to terminate their management of these 2 properties when I purchase the homes.

My dilemma is the leases are between the "ABC Property Management Company" and the tenants.  Does this affect my ability to fire this property management company when I purchase the homes?

@Amanda Han I am very interested in picking up this book, however, I was wondering if you could answer a question for me.  Are any strategies/portions of this book now not applicable due to new tax laws in 2018?

I am closing on my first investment property soon and was hoping to get some insight regarding the following question.  I am fully aware that I will be getting the deposit from the current landlord at closing.

If you purchase a property that has tenants in it, how do you go about determining their refund of the deposit when they move out?  How can you prove/justify that any required repairs that the deposit will be used to complete are truly from the tenants and were not already present when they moved in?(Current landlord does not have pictures or a move in inspection report)

I definitely see how that makes sense from a sellers perspective. That way you have the inspection report in front of you to estimate the cost of repairs needed and determine if the buyer is asking for a fair price based on the necessary repairs.

That is what I was thinking. I just paid for this inspection and now I am just going to give away this information?  I understand disclosing some details related to the renegotiation discussions, but not the entire report.

I am in the process of acquiring my first investment property(FSBO, no realtors involved). We had the inspection done and we may need to renegotiate the contract based on the inspectors findings(roof & HVAC repairs/replacement). The seller is asking for a copy of the inspection report. I was just wondering if it is normal to provide a copy of this to the seller during negotiations or if I should not provide the inspection report to the seller.

I used Chicago Title Company in OKC for my personal residence and am now using them for my first investment property closing.  So far I have been very happy with them.  Obviously my experience is extremely limited compared to most people on here.
