Thanks Rick. Seems like best option is MTR potentially. Do you have any insight into corporate placement programs or other MTR avenues you’ve seen successful with finding tenants?

Yes, the city of LA is very restrictive on STR operations. The "what if I sign a lease for myself" loophole isn't foolproof. You'll still have to prove "primary residency" for that unit. I have seen investors leverage the "lease it to myself" loophole or operate off Airbnb in order to still execute an STR strategy but haven't personally helped anyone operate in that manner. If you do get in touch with the city I would advise you to learn more about the enforcement measures. Fines might not kill a deal, just make sure you understand the costs and underwrite accordingly.

Neighboring cities aren't always as strict.

Hi All,

I've been doing some research on STR but mostly what I see is that you have to use your primary residence as a str and can't do it with an investment property. This can't be true….I have an opportunity on two duplex's to help str and want to determine how it can be done. Whether that be me leasing and then subleasing it but there has to be a way. I'm calling the city again tomorrow for more answers but Airbnb and the research I have done says it needs to be primary. Please let me know!

I currently own a RE type franchise and after reading Rich Dad Poor Dad I am determined to take control and learn as much as I can so I can invest intelligently. I want to work for an investor to help them accomplish their goals while learning. I am unsure how to find the right one that needs help. Any suggestions on how I could go about doing this? Hi All!

I am interested in comparing markets. I thought that BPInsights had a page that showed an area's median house price/Rental price/some basic stats on confidence levels of how the market was going to trend. I can't seem to find that...I should have bookmarked it. Can anyone help me locate that webpage?
