If I get the assignment contract, how long do I have to find a buyer or buy it myself? And by assigning it to my buyer, I am just selling the contract to him for x amount of dollars? I'm still a little lost.

It's for sale by a realtor. I'm not sure if it's bank owned or not. I just brought up the double closing, because that seems to be the most common thing I have read of people using.

Howdy!
I believe I may have found a home I would like to wholesale. However, what are the ways to close the sale? Obviously, I need to find a buyer, but am I selling it to them for a set amount and then using that money to buy it from my buyer? Essentially, selling it before I buy it? I believe the term is double closing. Also, I have heard from mixed groups that double closing is illegal to do in Texas. Any truth to this? What other options do I have for sealing the deal? Is it best to only buy homes that are FSBO? Thanks in advance.

J Scott, this is definitely one of my big goals, if not the biggest. Since I'm 19, I don't have my own family, but I'd love to be financially free early, to spend all of my time with them when I do have one.

I must say that it's great to have people who are excited and encouraging to a kid my age.. I've talked to people before, that I wanted to learn from, who pretty much refused to talk to me, just because I am young and can't just drop a 20% down payment on a house. So thank y'all.

I noticed on some posts I read that some people mentioned they got started at about 20. How did you guys go about buying your first property? I have just about enough money saved up for an FHA loan, but I'm afraid that a lack of credit history will keep me from getting approved. I also have not had a full-time job for the last two years, seeing as how I am in college and have to deal with classes and such. Any advice?
