Learning from my failures early on with real estate investing without it costing me a ton of money from which I possibly could not recover at that time starting out.

Many investors are "one and done". They put in considerable money on buying their first property and buy wrong. That wrong decision sinks many and sours them permanently from investing in real estate again.
